(22nd. October 2009) Special-Condition-Listings are properties where the seller may be a real estate licensee, the property may be lender owned, a short-sale or pre-foreclosure, in an estate, auctionable, requiring approval of the sale by the courts or other entity with which the seller is obligated or offered with exclusions not readily discernable by the uninformed!  

Since 1990 in the Arizona Biltmore Estates, a buyer could select from roughly 120-135 available properties in all price ranges through out the resort neighborhood.   In Spring of 2005 - the number of available Biltmore properties hit an all time low of 27 total units for sale.  Today we have about 135 properties in all price ranges - from grand speculative mansions on the Adobe Golf Course for nearly $13-Million to Lender Owned 1 Bedroom Condos with asking prices not seen since the late 1980's under $100,000.

(Fairway Lodge and their neighboring Golf Cottages) sold new from the developer for upwards of $650 per square foot!  Recent foreclosures in these neighborhoods have resulted in losses by those Buyers who paid nearly $2-Million dollars for these properties - have seen the distress of the market conditions REDUCE their investment dollars to about $0.33 cents on their original dollars' investments.  We've seen "special ONE-DAY sales promotions" - repeated by the Builder & augmented with offers of FREE CARS, VACATIONS & LUXURY JEWELRY being given to new buyers!  WHO REALLY PAYS FOR THESE FANCY CLOSING GIFTS?  Out of a total of 113 newly developed Biltmore residences - its' the buyers that have already bought at outlandishly inflated prices, neighbors who have lost their entire investments through foreclosure and unrealistic expectations delivered with fancy sales events and parties, trinkets and the
proverbial "smoke & mirror".

 
Lee SOLD the very 1st home purchased from the developer by a Buyer & placed on the market in the newly built Colony Biltmore Greens back in 1977.  That property SOLD as the developer moved on to build out and sell some further 700 new area homes into the 1980's!
